Namma Bengaluru's broker network
Every property in Bengaluru has a broker. BrokerHub connects them — so you can close deals across the city without ever being cut out. Contacts unlock only after a signed agreement, every broker in the chain gets their split, and your clients confirm you introduced them.

From Malleshwaram to Devanahalli — every corridor, every kind of deal
Every broker knows these four sentences
“Forty WhatsApp groups. The same flat forwarded by twelve brokers. Nobody knows who actually holds the mandate.”
On BrokerHub — One property, one record — every broker who holds it on it, mandate holder first.
“I showed them the house. Three weeks later they bought it through the owner's cousin.”
On BrokerHub — Your client confirms, with their phone, that you introduced it — before they ever see the address.
“We agreed 60:40 on a call. At registration, nobody remembers 60:40.”
On BrokerHub — Every split is accepted in the app and sits in the deal room. Nothing moves to token until it adds up to 100%.
“A land deal with twenty brokers in it — and somebody always gets left out.”
On BrokerHub — The whole chain is on record: who brought whom, and their share. Escrow pays every one of them together.
WhatsApp is where deals start.
BrokerHub is where they close.
Keep your groups, your calls and your owners. Add the one thing they never had: a record everyone agreed to.
How it works
01 · List once
BrokerHub reads the message the owner sent you — BHK, size, price, khata, survey number, road width — and fills the listing. If another broker has the same property, you attach your claim instead of creating the thirteenth copy. Everyone who holds it stays on record, mandate holder first.

One property · three brokers · one record
3 BHK · 1,650 sq ft · Malleshwaram
“Looks 80% like BH-01000 — attach your claim instead of listing it twice?”
02 · Match
You're in Basavanagudi. Your buyer wants Malleshwaram. You don't need to know a single Malleshwaram broker. Post the brief and every live listing in the hub is scored against it — budget, location, configuration, size, must-haves, verification — with the reasons written out. Your client's name never leaves your phone.

03 · Connect
Brokers don't share because they're afraid of being cut out. So on BrokerHub, the owner, the exact address and the phone number stay masked until both brokers accept a co-broking agreement — fee basis, split, validity — with one tap each. Then contacts unlock both ways and a deal room opens with the split already on record.

04 · Deal rooms
Add the introducer, the co-broker who brought in the second brother, the referrer who sent the developer — each with their share. Offers, documents, site visits and chat live in the room. The deal can't move to token until the splits add up to 100%. The brokerage sits in escrow and is released to every split at registration.

05 · Show clients
Send listings to your client as a WhatsApp link. They see what it is and what it costs — not where it is. To open the address, the pin and the details, they confirm with a one-time code to their phone that you introduced it and that they'll deal through you. That record is kept with the time, their number and a fingerprint of exactly what they agreed to.

partly, or only on some plans. Portals are useful for reaching buyers — BrokerHub is for the deals brokers do with each other.

A day in your life
Nothing changes about how you work with owners and clients. What changes is what happens between brokers — and what's on record when the money moves.
9:10 am
A developer asks you for 4–8 acres near the airport.
Forty group chats scrolled. Six calls. Two brokers say “will check and revert”.
One brief posted. Three matching parcels by 9:12, with survey numbers and checks.
11:30 am
An owner sends you a new flat on WhatsApp.
You forward it to your groups and hope. It comes back to you from three brokers — without your name.
Pasted, listed, and brokers with matching buyers are told — with your name on the record.
2:00 pm
Another broker has a buyer for your land.
The split is agreed on a call. Nobody writes it down.
They propose 40:60 in the app. You accept with a tap. Numbers unlock; the deal room opens.
5:45 pm
You send your client three homes.
You send the addresses. They visit alone next weekend.
They confirm you introduced them before a single address opens. It's on record.
Registration
Six brokers were part of the deal.
Calls, reminders — and one broker never gets paid.
Escrow releases to all six splits at once. Everyone's ledger updates.
Your whole desk
Every number shows how it was reached. Put a valuation or a feasibility in front of an owner and defend every line of it.
What can 5 acres at Bettakote pay for the land?
Black line: the ₹16 Cr ask. Joint development settles around 25:75.
Where buyers are waiting
Your money, on record
Your private client book
Real names, numbers, budgets, follow-ups and every call, visit, share and deal — visible only to you. The network sees an alias.
Valuation you can defend
Closed deals and live asks from the network, each adjusted for size, age, parking, khata, OC and road — every adjustment shown.
What can be built here
Plotted layout, apartments, villas and joint development on one parcel, side by side — and the JD ratio both sides can live with.
Guidance value and stamp duty
Guidance values by area and sub-registrar, stamp duty and registration on any deal, and where buyers are waiting.
Money, on record
Every commission by split — paid, in escrow, due, expected — plus loan and service referral payouts, in one ledger.
Legal and services, one tap
Title search, EC, khata, e-stamping, registration, valuation and home loans, ordered from inside the deal.
The rules of the network
1
Masked until agreed
No owner, no address, no phone number crosses until both brokers accept the agreement.
2
Signed, not said
Fee basis, split and validity are accepted in the app, not agreed on a call.
3
Every broker in the chain
The deal can't reach token until splits total 100%. Nobody gets written out later.
4
Paid together
Escrow releases to every split at registration, at the same moment.
5
Trust is a ledger
Deals closed, splits paid on time, disputes against, verified stock — it follows you everywhere.
The maths
Move the sliders to your business. Your numbers, not ours.
Illustrative. Brokerage is 1% each side pooled and split as you agree, after the 2% escrow fee. Loans assumed at 65% of the deal value, referral paid at 0.5% of disbursal. Change the numbers to your business.
Extra income a year from the network
₹5.38 L
A single co-broked deal at ₹1.5 Cr earns you ₹1.47 L. A whole year of Pro costs ₹1,188.

Questions brokers ask
That's the problem BrokerHub is built around. Owner details, exact locations and phone numbers stay masked until a co-broking agreement is accepted by both sides. Every introduction is recorded, and going around an agreement shows on a broker's trust ledger — which follows them into every deal room on the network.
It's a timestamped electronic record, verified by a one-time code to your client's phone, of them confirming you introduced the property — strong evidence if a buyer goes around you. For a formally enforceable commission agreement, add Aadhaar e-Sign or a stamped agreement from inside the app. Have your own lawyer review the wording once.
Your listings are visible only to brokers in that hub, with the address and owner hidden. Your client book is private to you. When you post a requirement, the network sees an alias like “NRI family returning from Dubai” — never the name.
No. You pick your hubs when you join — Residential, Commercial, Land & Plotted, Warehousing & Industrial, Primary. You only ever see the hubs you chose. Change them any time.
From token onwards, the brokerage is paid into escrow and split exactly as the deal room records it. At registration the lead broker releases it and every broker in the chain is paid at once. A dispute holds the release until it's resolved. The service costs 2% of the pooled brokerage, and only when you use it.
You can join without one, but brokers with a Karnataka RERA agent registration get a badge and rank higher in matches. Your clients see it on every share.
No. You keep talking to owners and clients on WhatsApp. You paste what they send into BrokerHub, and you send clients a BrokerHub link on WhatsApp. What changes is that every deal is on record.
